Moraira has been one of the most sought-after residential locations on the northern Costa Blanca for many years. The former fishing village has preserved its original character and today represents peace, quality and a refined Mediterranean lifestyle. Those who choose Moraira are not looking for a loud holiday destination, but for a well-kept environment with a high quality of life – all year round.
Moraira is part of the municipality of Teulada-Moraira in the province of Alicante and is located between Calpe and Jávea. Surrounded by pine-covered hills, vineyards and small bays, there are no high-rise buildings and no mass tourism. This is exactly what makes the area so attractive to many people. Alicante Airport can be reached in around one and a half hours, while Valencia is approximately two hours away – both connections are very suitable for permanent residents.
For a relatively small coastal town, Moraira offers a remarkably good infrastructure. Supermarkets, bakeries, butchers, pharmacies, banks and small specialist shops are available, as well as a weekly market with regional products. Doctors, dentists and physiotherapists work directly in the town, while larger medical facilities and hospitals are located nearby in Dénia or Benidorm. Especially for people aged 50+, medical care is a decisive factor – and Moraira clearly stands out in this respect.
Daily life in Moraira is calm, relaxed and well structured. Many residents live here all year round, not just seasonally. People know each other, treat one another with respect and appreciate the town’s safety and order. Summers are livelier without becoming chaotic, while winters remain pleasantly quiet – but never deserted. Restaurants, cafés and shops are open throughout the year.
From a culinary point of view, Moraira offers a wide variety – ranging from traditional Spanish cuisine to Mediterranean restaurants and international concepts. Seafront cafés, the well-maintained marina, as well as activities such as sailing, diving, hiking and cycling, are all part of everyday life. Instead of long sandy beaches, Moraira offers small coves and manageable beaches, giving the town an especially exclusive feel.
The property market in Moraira is among the higher-priced areas of the northern Costa Blanca. Demand remains consistently high, while supply is limited. Typical properties include villas with sea views, Mediterranean-style homes in quiet urbanisations and modern new-build villas. Apartments are relatively rare, particularly close to the town centre or the beach. Prices for apartments generally start at around €250,000 to €300,000, while villas begin at approximately €600,000, with significant premiums for sea views and prime locations. Moraira is not a place for bargain hunters, but it is very stable in value.
Moraira is particularly suitable for people aged around 45 or 50 and over, for those seeking tranquillity, quality buyers and anyone who prefers a permanent residence over a purely holiday-oriented location. International buyers from Germany, the Netherlands, Belgium, the UK and France also feel very much at home here. Moraira is less suitable for young people focused on nightlife or buyers with a very limited budget.
Many buyers are initially drawn to Moraira but later consciously decide on the inland areas of the Marina Alta, such as Benissa, Jalón or Orba. There, more neighbours live year-round, value for money is often better, and summers are noticeably quieter. Whether the coast or inland is the better choice depends less on the location itself and more on the desired lifestyle.
Moraira stands for a relaxed, safe and high-quality life by the Mediterranean. Those who live here consciously choose quality over quantity – and a place that proves its value not only on the property market, but also in everyday life.
