Jávea, known as Xàbia in Valencian, is one of the most versatile residential areas on the northern Costa Blanca. Unlike Moraira, Jávea is not a compact coastal village, but a grown city with several faces. This diversity makes it attractive to people seeking Mediterranean life with good infrastructure and year-round vibrancy.

The town lies between Dénia and Moraira, nestled between the Montgó Natural Park and the Mediterranean coast. The landscape is shaped by green hills, orange groves, coves, and beaches. Alicante Airport is about one and a half hours away, Valencia around two hours. Proximity to Dénia also provides good ferry connections to the Balearic Islands.

Jávea is clearly divided into different areas: the historic Old Town, the harbour area, and the coastal zone around Arenal. Each part has its own character and appeals to different lifestyles. The Old Town is authentic, traditionally Spanish, and lively year-round. This is where local life happens, with small shops, cafés, bars, and a weekly market. The harbour blends tradition with modern gastronomy and is also a year-round meeting place. The Arenal is more tourist-oriented, with a promenade, restaurants, and seasonal activity.

The infrastructure in Jávea is excellent. Supermarkets, specialty stores, banks, pharmacies, schools – including international schools – doctors, dentists, and private clinics are all available locally. The public hospital is located nearby in Dénia. For those planning permanent residence, this is a major advantage.

Daily life in Jávea is lively but not hectic. Many residents live here all year, including Spaniards and international residents. Even outside the high season, the town remains active: restaurants, cafés, and shops are open, and markets and events keep the town vibrant. In summer, the Arenal area becomes noticeably busier, while other zones remain calm. Anyone familiar with Jávea knows: there are always quieter retreats if you want to avoid the bustle.

Culinary options in Jávea are varied – from traditional Valencian cuisine to seafood restaurants in the harbour and international dining. Proximity to the sea, the marina, beaches, coves, as well as leisure activities like hiking in the Montgó area, cycling, watersports, or yoga are part of everyday life. The combination of nature, town, and sea is one of Jávea’s greatest strengths.

The property market in Jávea is broad but generally high-priced. Demand is consistent, especially for villas in quiet urbanisations, houses with sea views, or properties within walking distance of the harbour or Old Town. Apartments are more available than in Moraira but very location-dependent. Prices for apartments usually start around €220,000–€280,000, villas from €500,000–€600,000, with higher values for sea views or modern construction. Jávea offers more choice but is still not a bargain entry point.

Jávea is ideal for those who value year-round living, infrastructure, and a certain liveliness, without giving up Mediterranean charm. The town appeals to couples aged 45 or 50+, families, and active people who want to combine nature, culture, and everyday life. Less suitable for buyers seeking absolute tranquility or a very small, compact environment.

Many buyers eventually opt for the inland of Marina Alta, e.g., Benitachell, Jesús Pobre, or the Jalón Valley. Life there is often quieter, neighbourhoods are year-round, and property prices more moderate. Choosing coast or inland depends less on location and more on your personal priorities and lifestyle.

Jávea stands for diversity, stability, and functional Mediterranean living. Residents enjoy both retreat and vibrancy, combining everyday life, nature, and infrastructure seamlessly.
