🏡Your guide to finding a new home under the Spanish sun

The Costa Blanca – the name alone evokes images of sun, sea, and Mediterranean lifestyle.
But if you decide to buy a property here, you should act not only with your heart but also with a clear mind.
This guide helps you make the right decisions — step by step and with a realistic view of what really matters.

☀️ Why the Costa Blanca?

Simply put: the whole package fits here.

With over 300 sunny days a year, one of the best climates in Europe, and a quality of life that is second to none, the Costa Blanca is long more than just a holiday destination — it is a lifestyle.

Whether you seek authentic Spanish culture , the peace of inland living, or the vibrant life on the coast — the region has something for every lifestyle.

A few good reasons:

  • Diverse locations: from charming mountain villages to elegant coastal towns
  • Excellent infrastructure: international airports, hospitals, schools
  • Attractive property prices compared to other Mediterranean regions
  • Large international community — integration is easy
  • Mediterranean diet & joy of life — both strengthen body and mind

Many who originally looked for “just” a holiday home end up staying forever.

📍 Where Do I Want to Buy?

Coast or inland — what suits me?

The most important question: Where on the Costa Blanca will I feel at home?
The region is incredibly versatile — which makes the decision exciting.

On the coast
Those who love the sea, restaurants, and life around them will find what they need in towns like
Moraira, Jávea, Altea, Calpe, or Denia.
Here you have sea views, beach proximity, and often an international atmosphere.
However, prices are higher, and during the summer months, it becomes significantly busier.

Inland
Quieter, more authentic, and often more affordable is living 15–30 minutes from the coast — for example in Benissa, Llíber, Jalón Valley, Pedreguer, or Orba.
Many of these towns have shops and restaurants open all year round and a real sense of community.
Ideal for anyone who wants to live permanently — with neighbors who are not just tourists.

💬 Tip: Those who really want to live in Spain (and not just vacation) will often find inland areas offer a better environment, less seasonality, and more authentic Spanish life.

🧾 What Should I Pay Attention To?

The most important points when buying property in Spain

Buying property in Spain follows different rules than in Germany or the Netherlands.
Some things are similar, others completely different — and that’s exactly why professional guidance is so important.

  • Legal review of the property (Due Diligence)
Have it checked whether the property is correctly registered in the land registry (Registro de la Propiedad), whether all permits are in place, and whether there are any debts or encumbrances. The document for this is called a Nota Simple.
  • NIE Number
Nothing works without it — the Número de Identificación de Extranjero is your tax and identification number in Spain. You need it for the purchase contract, registration with utilities, and all official procedures.
  • Reservation & Deposit
It is common to have reservation contracts (Contrato de Reserva) with a deposit to take the property off the market. After that comes the preliminary contract (Contrato de Arras), which legally secures the purchase.
  • Notary & Escritura
The purchase is notarized by the Spanish notary.Only with the Escritura Pública do you officially become the owner — after that, the property is registered in the land registry.
  • Additional Costs & TaxesPlan
around 12–15 % of the purchase price for taxes (10 %), notary, registry, lawyer, and gestor.
For new buildings, VAT (10 % IVA) and stamp duty (AJD) will also be applyed.
  • Bank Account in Spain
For ongoing costs, electricity, water, and taxes, you need a Spanish bank account.
  • Professional Support
A reliable agent, an independent lawyer, and, if necessary, a tax advisor (Gestor) are invaluable — they protect you from unpleasant surprises and ensure everything is done correctly.
